Common Questions

Do we charge for fixed price Proposals and how much are they?

Yes, we do. Despite popular opinion, charging for initial proposal shouldn’t cause alarm bells to ring – in fact, it should do the complete opposite. Free proposals are often based on a m2 rate and don’t go into specifics. They can often be as short as one page! This can often lead to huge budget and timeline variations, as the proposal was never applied specifically to your design.

On the other hand, a detailed and personalised proposal will provide you with an accurate budget and timeline, taking everything into consideration Proposals like this should be in excess of 20 pages, ensuring that every element is considered before you sign on the dotted line.

Conducting this level of research and delivering this level of detail takes time, effort and expenses, hence the charge.  The proposal is also a great indication of the wider attention to detail of the business – if a builder’s proposal is comprehensive, there’s a higher chance their building work will be too!

The cost of a Proposal can range from $500-$3,000 depending on the scale of the project and can take 4-6 weeks to produce.

What information is required to produce a Fixed Price Proposal?

We require the following information:

- Architectural Drawings with dimensions
- Engineering Drawings
- Soil Report- Energy Rating
- Planning Permits (if required)
- As much detail as possible in relation to the internal fit out or specifications of the new home.

For example plumbing fixtures, appliances, flooring. By ensuring a high level of detail we guarantee that the proposal we produce reflects the true cost of your project.

Can you give an estimate of costs for a custom new home construction?

Yes, but it won't be highly accurate. By leveraging concept plans and drawing from past projects with similar scopes, we can provide a preliminary estimate of costs. This proactive approach helps to identify potential costs early in the planning process, allowing for adjustments and refinements as needed.

By working collaboratively from the outset, we can streamline the process and minimise the risk of budgetary surprises down the line. It's important to note that the estimate we provide is just that—an estimate.
